As hosts, some wear & tear to our listings are inevitable with guests passing through. Ideally, we can keep this damage to a minimum and only need to replace/repair items on rare occasions—and of course, avoid the dreaded call of “the couch leg broke off” or “the table is broken” or “the bed frame fell apart.”
We can’t always control how guests handle the furniture & belongings in our listings, but we can prepare ahead with these basic durability tips:
1. Make sure your surfaces are easy to clean.
Having raw wood features looks really nice and rustic, but what a pain to clean from spills or stains! Make sure your furniture as a durable coating that is not easily penetrable by liquids. When choosing fabric surfaces for your couches/chairs/etc., consider which are easy to wipe clean without damaging.
2. Look for hospitality grade linens and avoid the “bright-white” options.
Unless you have industrial strength laundry service, stains and general wear on standard linens/towels will be hard to avoid. Spring some extra cash on more durable materials and eliminate the chance of have white linens full of make-up (or other stubborn) stains.
3. Look for metal frames for furniture, rather than wood.
With repeated use, wood furniture (couches, bed frames, dining chairs, etc.) may be vulnerable for breaking. To prevent having to replace an entire bed frame someday, consider metals frames from the start.
4. Minimize breakable decor items.
It is still possible to stage and decorate a listing with a minimalist-mindset. The fewer items on surfaces, the fewer potential accidents.
5. Use stock-items for your kitchen.
It’s fun to get creative with plateware, glassware and other kitchen gadgets—but it can be a pain to find the matching replacement when something is ruined. Aim for basics that are easy and affordable to replace.
